Core Enterprises breaks ground on 14,000 additional square feet of built-to-suit office and medical space in Raritan, New Jersey. The once undervalued and neglected Raritan Valley Professional Center, formerly known as the Henderson Building, is growing to more than 70,000 square feet of prime professional real estate by September 2017. Larken Associates acquired the property in 2015, and contracted Core Enterprises to renovate the existing two buildings and construct a third.
Buildings 1 and 2 each received interior and exterior renovations including new landscaping, LED lights and signs for greater visibility.
Core Enterprises’ renovations to the center have attracted a variety of new tenants, and they are happy to announce the property’s largest building, at 40,000 square feet, is 100% leased. The three-story structure was upgraded with new lighting, carpeting and wall coverings in the main lobby. The building now boasts a fitness center for tenants and a new south side lobby. The property features ample parking and handicap accessibility.
Building 2, the 17,000 square foot Carriage House, is original to the property. Once owned by the late New Jersey Senator, Joseph S. Frelinghuysen Sr., it is the site where President Warren G. Harding signed the Knox-Porter Resolution in 1921, effectively ending the United States’ involvement in World War I. A plaque commemorating the signing exists on estate grounds along Route 28.
Core Enterprises fully renovated Building 2 with new bathrooms, LED lighting and high-end fixtures and finishes. The building has all new windows, roofing and HVAC systems, yet maintains the integrity of the structure’s original character and style. Building 2 is set for occupancy June 1st, 2017.
The property’s third office and medical building is slated for completion September 1st, 2017, with occupancy scheduled for the fourth quarter of this year. Core Enterprises designed it along the same style as renovated Building 2. This new construction will add another 14,000 square feet of office and medical space to the property. Tenants can opt for private bathroom facilities and kitchenettes.
Once construction on Building 3 is complete, Core Enterprises will continue to provide property management and maintenance to the development.
